Magnolia Market Silos
Builder: Pearson Construction, Inc.

What was once an abandoned, graffiti-covered mill silo is now a venerable mecca for fans and followers of HGTV’s hit show “Fixer Upper,” and this formerly trash-filled eyesore is drawing tourists from all over the world to the town of Waco, Texas. It’s all thanks to the vision of “Fixer Uppers” Chip and Joanna Gains, and the earthmoving work by Pearson Construction.
Magnolia Market Silos phase 1 project for Chip and Joanna Gaines features a retail headquarters, retail offices, shipping center, and retail store. It houses a retail store on split levels. There are a total of 4 floor levels including a roof top covered in artificial turf. High efficiency
rooftop HVAC units were cut into the existing structure. LED lighting replaced century old grain barn fixtures in order to bring the historic building into modern code compliance. Over 65′ of ADA ramps were added for access to the building and to provide a waiting area for patrons entering the store. Original barn roof material was coated in elastomeric paint to restore and preserve the natural look of the existing structure. Modern energy efficient storefront was added to existing openings at the front of the building. Barn doors custom
designed by Joanna Gaines and built by Pearson Construction adorn the front entry providing security and curb appeal.
